Each lot owner is a member of the HOA and is entitled to one vote per lot at member meetings, which occur at least once annually. The HOA Board of Directors tries to meet quarterly and members are welcome to attend. HOA assessments are annually and determined by the HOA Board based on the budget each year. Since the HOA only owns the waterfront lot, annual assessments are low, presently at $125 per lot. The fiscal year for the HOA starts July 1st with assessments due by July 31st, with a $15 per month late fee on any unpaid balance. There is a $15 HOA registration transfer fee that must be paid by the purchaser of a lot.
